Job Description

Job Title:                    OPERATIONS/MAINTENANCE Worker


Reports To:                 Director and Administrator



Description:                Responsible for performing general day to day work activities in the maintenance and upkeep of facility equipment, facilities and grounds as assigned by Director of Legacy Suites and Administrator.



Essential Job Functions:       Essential job functions are to maintenance on buildings, grounds, performs repairs at Legacy Suites Facility, operates light and heavy equipment to maintain sidewalks, parking lots that include inclement weather, grooms the grounds, assist in maintaining boilers for the sidewalk heating system as scheduled, performs minor maintenance and repair work at extreme during all types of weather, and maintain daily, and  monthly, and quarterly documents, Quality Assurance monitoring and report according to QA calendar.


Supervisor and ensure quality care and documentation on the residents and patients. 85%


·         Performs maintenance functions on buildings, and rounds.

·         Performs repairs at Legacy Suites facility to include minor electrical, plumbing, heating, carpentry, concrete work, and vehicle maintenance.

·         Mows and trims grass, shrubs, bushes and flowers.

·         Assist in maintaining boilers for sidewalk heating system.

·         Performs minor maintenance/repair work at extreme during all types of weather.

·         Required to conduct safety checks once trained.

·         Subject to 24-hour call-outs including weekends and holidays.  Call-outs may be related to emergency, weather, or equipment malfunctions. 

·         May be assigned other duties and responsibilities either on temporary or permanent bases that are operational functions. 

·         Required to maintain daily, monthly, and quarterly Quality Assurance monitoring and report according to QA calendar.

·         Required completion of FAA Part 139 training.

·         Maintain water temperatures and maintain records.

·         Perform fire drills and sprinkler test quarterly.

·         Maintain all keys for building.

·         Inspect fire extinguishers monthly and maintain records.

·         Maintain salt water soften system.

·         Inspect and maintain records monthly exit signs and emergency lighting.

  • Maintains professional growth and development through seminars, workshops, and professional affiliations to keep abreast of latest trends in field of expertise.
  • Participates in hospital meetings and services organizations as required.
  • Attends monthly staff meetings.

Education and/or Experience:


Bachelor’s Degree:                       Preferred


High School Diploma or GED:    Required


Experience:                                   Experience in landscaping, mechanical

                                                      equipment, appliances repair preferably hospital setting.

Certificates, Licenses,

Registrations:                                Valid Driver’s Licensed Required.


Working Conditions:

·         Work is performed in extreme, moderate and temperate heat and cold conditions. 

·         A great deal of work is performed outdoors; humid, sleet, rain, high and gusting winds, snow, ice, etc. 

·         Exposed to caustic chemicals at times, gas leaks, and noise.

·         Surfaces:  concrete, asphalt, gravel, sand, weeds, clay, and grass.



·         Equipment: Snowplow, front-end loader, sand spreader, posthole digger, tractors, trucks, and mowers.

·         Tools: (Power) weed eaters, power drills, and saws, saw grinder, power wrenches, trimmers, edger, generators.

·         (Manual)  socket and ratchet wrenches, hand wrenches, screwdrivers, rakes, shovels, pliers, wheelbarrow, tire changing equipment, spray equipment, clippers, trash cans, pick axe, ladders.



·         Ability to lift up to 75 lbs., push, pull, squat, kneel, bend, stoop, pick, hold , reach, balance, walk, stand, sit, write, operate equipment, drive, mix, spray, paint.



·         Work requires use of various types of personal protective safety equipment to include, but not limited to, hard hats, safety glasses, goggles, shields, respirators, safety vests, gloves, and safety clothing as required by Federal and State Law Policies.
